The Loom

The Loom is located on the site of the former California Cotton Mills, an Oakland landmark in a mixed-use industrial neighborhood. Guided by the loom as an ancestral symbol embodying connection, transformation, and identity over time, this redevelopment project endeavors to empower and amplify the regeneration of the Oakland community by providing a meeting ground for personal, professional, and community development, in a culturally expansive space. 

The first phase of this project includes the renovation of two buildings into a mixed-use commercial and retail community center, and the development of new public plazas, internal courtyard, and other landscape areas. The new plaza spaces will include multi-level terraces, stormwater management features, planters, furnishings, and utility upgrades to support the project. Lotus' scope of work includes all of the civil engineering design, construction documentation, and stormwater control plan. Additionally, Lotus collaborated with teammate Biohabitats during the concept design to assess the benefits of implementing various types of water reuse systems within the first phase as well as future phases of the project, which includes a hotel and artist residential units.
